When is my first payment due?

Your first mortgage payment is due on the 1st of first full month after closing and every month thereafter so interest can accrue. Loans closed before the 15th are due the 1st of the following month. If your loan closed on or after the 15th, your first payment is due the 1st of the FOLLOWING month. For Example: If you closed your loan on August 12th, your first payment is due September 1st. If you closed your loan on August 16th, your first payment isn't due until October 1st. Remember, mortgages are paid in arrears, not in advance. Because interest is accrued each month on your mortgage balance, it cannot be paid until after the fact, so your mortgage payment made on the 1st will cover last month's interest, along with taxes and insurance, and principal (if applicable). Payments are always due on the 1st of each month. Payments received after the 10th will have a late fee of 5% the amount due.
